Cyclical Maintenance

In addition to annual gas safety checks and 5 year electric safety checks, the Association carries out various other works on a cyclical basis as follows:

Gutter Cleaning: 

This is carried out either twice or four times a year depending on the building and its proximity to trees and use by pigeons.

Attic Inspections:

These are carried out every five years and enable the Association to check for any damp, rot issues etc.

Backcourt Maintenance:

The Association provides grass cutting and de-weeding services from April to November with one visit in April and November and two from May to October unless the backcourt is hard landscaped in which case it will be one visit per month.

Bin Area Cleaning:  

This is carried out monthly and includes cleaning of the bins and bin area.

Roof Anchors:

These are checked on an annual basis.

Close Painting:

This is programmed on a 5 year cycle at which point the close will be inspected by a Maintenance Officer.  If work is required, we will approach any other owners at the property to ascertain their willingness to pay for the works.  If owners object to the works we will paint the windows of our flats and re-programme the remainder of the works for a later date. If the works do not need doing they will be rescheduled according to condition of the close.

Smoke & Carbon Monoxide Alarms:

These are checked annually during gas service checks and five yearly when the electric safety check is undertaken.

 Major Repairs

The Association carries out stock condition surveys of a sample of its properties every 5 years.  The last one was carried out in 2016.  The survey results drive the major repair programme, subject to funding availability.

In 2019-20 the Association will be carrying out a number of kitchen and bathroom replacements as well as some boiler replacements. We will also be installing internal wall insulation at some properties to ensure they meet the required energy efficency standards for social housing. Extensive fabric repairs at 11 Rose Street will be completed in April 2019 and it is hoped that essential fabric repairs will commence onsite at 14 and 24 Woodlands Road in the first quarter of 2019-2020.  The works at Woodlands Road are subject to grants being available from the City Council and the owners will need to pay their share of the costs.
